Licensed Home Inspector

Kentucky requires a state license for those who are seeking to perform professional home inspections. State licenses are obtained by meeting educational pre-requisites and by submitting an application and required documents to the Kentucky Board of Home Inspectors (KBHI).

Licensing Requirements & Qualifications

  • Must be at least 18 years old

  • High school diploma or GED

  • Completion of the 64-hour in-person pre-licensing course

  • Successfully passed the National Home Inspector Exam (NHIE)

  • Completed application form (KBHI-1)

  • 2” x 2” passport photo

  • $250,000 general liability insurance, listing KBHI as the certificate holder

  • Background Checks:

  • Copy of a completed home inspection report

  • $250.00 non-refundable application fee made out to the “Kentucky State Treasurer”

Education

  • During the 64-hour in-person, pre-licensing course through one of the KBHI approved institutions

  • Students will also:

    • Complete 16 hours of in-field training

    • Complete 3 supervised mock inspections with report writing

    • Take a final exam prior to sitting for the national exam

National Exam

Successful completion and proof of the NHIE is required in order to obtain a home inspector’s license in Kentucky. An outline of the exam can be found here.
